The next step forward to smart district transformation started to run in parallel with the zoning study. The A8000 architects had began work on the ‘Master plan’ in November 2019 and hand over the final proposal in May 2020. Unlike the zoning study, the master plan focuses only on the 2,5ha of western part of the compound area occupied by the district heating company Teplárny Brno. The goal is to create a detailed proposition of a modern neighbourhood where people can comfortably live, work and spend their leisure time. The proposal should deal with complicated critical infrastructure and also come up with solutions about current constructions located at the site. Again, the author of the master plan has to take the results of Urban Idea competition into consideration. The final version will be included in the zoning study and also used in replication and investment plan for the site.
Recently presented final version focuses on the concept of “supercluster” for the cultural creative industry based on five main pillars: creativity, cooperation, interconnection, progress, and community. It is planning to model housing capacity for 500 up to 900 citizens.
